Welcome to our journey
Coastal living starts with the right foundation.
Custom waterfront and coastal homes in Florida, built around your vision and the requirements of your site.
From the first site review to the final walkthrough, AMA Builders brings together thoughtful planning, engineering coordination, and direct construction oversight to bring your home to life by the water.
A beautiful setting. A carefully planned home.
Building near the water offers a special way of life—and calls for a considered approach to construction.
Flood elevations, soil conditions, wind exposure, and permitting requirements can all influence how your home is designed and built. We address these considerations early, working alongside your architect and engineers to align your vision with the site, your budget, and the applicable requirements.
The result is a clear path forward, with important decisions addressed before construction begins.
Built around the conditions of your site
Flood zone and elevation
We review your property’s flood designation and applicable elevation requirements with the project’s design professionals. These considerations help guide the home’s layout, foundation, and overall construction approach.
Site-specific foundations
The right foundation starts with understanding the property. Depending on soil conditions, flood exposure, and engineering requirements, your home may need piles, an elevated foundation, or another engineered system.
Wind and structural requirements
Your design team develops the structural plans for your home’s location and exposure. We coordinate construction around those plans, including the specified connections, building envelope, and storm-protection features.
Permits and approvals
We manage construction permitting and coordinate required submissions with your design team, the local jurisdiction, and any additional reviewing authorities involved in your project.
Your vision, supported from the start
Whether you have completed plans or are starting with an idea, we help you take the next step.
If you don’t have an architect or engineers, we can connect you with experienced professionals we work with to develop your plans and address your property’s coastal, structural, and elevation requirements.
Already have your own design team? We’re happy to work alongside them, coordinating permitting and construction to bring your approved plans to life.
Throughout the process, we help you understand how the design, site conditions, and finish selections affect your project’s scope, budget, and schedule.
From your lot to your coastal home
01 · Understand the site
We begin by reviewing your property and identifying the surveys, soil evaluations, engineering input, and jurisdictional requirements needed to plan the build.
02 · Coordinate design and engineering
Bring your own design team or let us connect you with architects and engineers we work with. Together, we help align the design, structural requirements, construction scope, and budget.
03 · Move through permitting
We coordinate permit submissions, responses to review comments, and required approvals before construction begins.
04 · Bring the plans to life
AMA Builders manages construction under our own Florida contractor license, coordinating trade partners and overseeing the work directly. You receive regular updates as your home takes shape.
05 · Prepare for move-in
We walk through the completed home with you, review its features and warranty information, and help you prepare for the next chapter.
A clear view of cost and timing
Every coastal property is different. Your proposal reflects the home’s design, site conditions, foundation requirements, materials, finishes, and scope of work.
Once we have the plans and site information needed to evaluate the project, we prepare a detailed proposal and discuss the anticipated schedule.
Permitting, engineering coordination, material availability, and construction complexity can affect the timeline. We keep you informed as the project progresses and communicate changes that affect your build.

Frequently asked questions
Can you build on my waterfront or coastal lot?
Yes. We have active waterfront and flood-zone projects in Pinellas and Flagler counties. We review your location, site conditions, and proposed scope to determine how we can support your project.
Do I need an architect or engineers before contacting you?
No. If you’re just getting started, we can connect you with architects and engineers we work with who can help develop your design and prepare the plans for your site. If you already have plans or your own design team, we’re happy to work with them too.
Will my home need to be elevated?
That depends on the property’s flood designation, applicable design elevations, and local requirements. Your design professionals establish the required elevation during planning.
Will my home need piles?
Not every coastal home requires piles. The foundation system is determined by the site conditions, flood requirements, and structural and geotechnical engineering recommendations.
Can I use my own architect and plans?
Yes. We welcome client-provided plans and coordinate with your architect and engineers throughout permitting and construction.
Can you replace an existing home with a new coastal home?
We can review a demolition and new-construction project with you. Planning includes evaluating the existing property, utility connections, demolition requirements, and the regulations that apply to the new home.
How much does a coastal home cost?
Each project is priced individually based on the design, property, foundation requirements, finishes, and construction scope. Once we have the necessary plans and site information, we prepare a detailed proposal.
How long does a coastal home take to build?
The schedule depends on the design, site conditions, required approvals, and construction scope. We discuss the anticipated timeline during planning and keep you updated throughout the build.
Can I manage the process from out of state or abroad?
Yes. We coordinate decisions and provide regular updates to help you stay involved from a distance.
Who manages my construction?
