AMA Builders manages the construction from start to finish, and our affiliated real estate company handles lot sourcing and property management. For everything outside our license — legal structure, tax identification, financing, insurance — we work alongside a network of trusted professionals we’ve built relationships with over the years.
We’re not attorneys or accountants. What we do is make sure you’re working with the right ones, and that every piece of the process connects.
Why build instead of buying an existing home
Lower insurance costs. Florida insurance premiums are driven heavily by roof age and construction standards. A new home built to the current Florida Building Code typically qualifies for materially better rates than a comparable older property — a difference that repeats every year you own it.
Significantly less maintenance. Everything in the home is new: roof, HVAC, plumbing, electrical, appliances. An older property carries systems already partway through their useful life, and the cost of replacing them lands on the owner. A new build starts that clock from zero, which means fewer unexpected repair costs in your early years of ownership.
Designed for rental performance. When a home is built specifically as a rental, every decision serves that purpose — durable finishes, practical layouts, and features tenants actually look for. Nothing is a compromise inherited from a previous owner.
A full builder warranty. New construction comes with warranty coverage that a resale property doesn’t offer.
Tax advantages. New construction opens depreciation strategies worth reviewing with your accountant.
You choose the market. Instead of competing for whatever happens to be listed, you choose where to build based on rental demand.

Investment and timelines
Construction starts at $220,000.* Land is separate.
Every project is priced individually. The final number depends on the model you choose, the finishes you select, the characteristics of your lot, and the market where you’re building. We provide a detailed, itemized proposal once we’ve reviewed the lot — never an estimate built on assumptions.
Construction takes 4 to 6 months from the day permits are approved to the day we hand over the keys.
What varies is the permitting stage before that. Every county and municipality in Florida runs its own process on its own timeline, and lot conditions can affect site work. If you’re financing, the schedule also follows your lender’s draw disbursements. We give you a realistic start-to-finish schedule for your specific project before construction begins, and we keep you informed throughout.

Current rental rates
These ranges reflect what homes we’ve built are currently renting for in each market.
Ocala — $1,750 to $2,500 per month
Citrus Springs — $1,700 to $1,900 per month
Inverness — $1,700 to $1,850 per month
North Port — $1,700 to $2,265 per month
Rental rates vary by home size, bedroom count, exact location within each market, and current market conditions. Updated September 2026. These figures reflect current rents and are not a guarantee of future rental income.
How payment works
Deposit at signing. An initial deposit is due when the construction contract is executed.
Draws by construction milestone. The balance is paid in scheduled draws tied to completed stages of construction. You pay as the home goes up — never everything upfront.
Financing. If you’re using a lender, disbursements follow the same milestone schedule. We can recommend lenders who already understand our process, and we coordinate the draw schedule directly with them.
Investing from outside the United States
You do not need to be a U.S. citizen or resident to own property in the United States. There is no citizenship, residency, or visa requirement under federal law.

What you need to start
A valid passport and proof of funds.
Holding the property
Most foreign investors hold U.S. property through a Florida LLC rather than in their personal name — for liability protection and estate planning. The LLC requires an EIN from the IRS, which foreign nationals can obtain without a Social Security Number.
Tax identification
If the property will generate rental income, you’ll need an ITIN to file with the IRS. Processing takes several weeks, so it’s worth starting early rather than once you’re under contract.
Financing
U.S. mortgage programs exist specifically for foreign nationals — no Social Security Number, no U.S. credit history, no U.S. income required. They qualify you based on the property’s projected rental income rather than your personal earnings. Down payment requirements are higher than a domestic loan.
Signing from abroad
In most cases you won’t need to travel to Florida. International buyers typically sign from their own country — through a power of attorney, remote notarization, or documents signed and sent by courier. Which option applies depends on your title company’s process and, if you’re financing, on your lender’s requirements. Your closing team will confirm the path for your purchase before you get there.
